AFG’s LBJ Consolidation Awarded CMAA NCC Project of the Year
HERNDON, VA — AFG Group is proud to announce that its Lyndon B. Johnson (LBJ) Federal Building Consolidation Project has been named the 2026 CMAA National Capital Chapter Project of the Year in the Government category, recognizing outstanding leadership, teamwork, and innovation in construction management.
The selection committee cited the project’s exceptional achievements and significant impact, calling the recognition a testament to the hard work and commitment of everyone involved on the AFG-led team.
The $55.7M project, housed in the historic LBJ Building, addressed two ambitious goals simultaneously: consolidating scattered federal leases and modernizing a landmark federal building. Originally known as Federal Office Building No. 6, the LBJ Building was the country’s first modernist federal office building and remains listed on the National Register of Historic Places.
AFG served as CM for the GSA, leading a multiphase renovation that began in spring 2022 and concluded with the sixth floor in May 2026. Working alongside architect KSP Architecture & WSP Engineering and general contractor John C. Grimberg Construction, AFG managed a complex sequence of floor-by-floor renovations, electrical switchgear replacements, and bathroom upgrades — all completed within their contracted timelines.
The project faced significant challenges along the way, including the discovery of historic marble hidden beneath drywall during fourth-floor demolition, volatile post-COVID material and labor costs, a nearly year-long switchgear delay, and a major program change requiring a redesign of nearly half of the third floor. Through rigorous cost validation, transparent change-order negotiations, and close coordination across all stakeholders, the AFG team delivered the project with no schedule overruns, no claims or legal disputes, and over $220,000 in documented savings to the government on the fourth floor alone.
As the Federal Government reduces its footprint, the LBJ Building is now preparing to welcome new tenant agencies. At the request of GSA, AFG’s project team will remain in place to ensure a seamless transition, continuing the legacy of interagency cooperation the building was originally built to support.
