Since 2008, the AFG Group has been assisting in the leasing and acquisition program in support of the National Cancer Institute’s efforts to obtaining a new 575,000 SF leased office facility in Rockville, MD. Initially, AFG’s support involved supporting the NCI in reviewing the solicitation for offerors, program of requirements, and proposed lease agreements, and making recommendations on their acceptance or rejection.
In addition, AFG provides lease management assistance by ensuring compliance by the developer (lessor) with the terms and conditions of the lease. This involves conducting progress meetings with the lessor, the designers, and NCI to review the schedule, track outstanding issues, and identify potential problems that may affect successful occupancy of the facility.
Also, AFG provides support for the acquisition of cafeterias, concessions, a fitness facility, and credit union operations. AFG also manages acquisition of furniture procurement with a combined budget of $15 to $19 million. Specifically, AFG services include the oversight of the acquisition process, development of statements of work, acquisition plans, identification of vendors, and overall coordination of the project—areas where multiple opportunities for delay exist. AFG, as a member of the owner’s team, must be able to identify potential reasons for delay and address them before they become problematic.
